JOB OPPORTUNITY – PROPERTY PRESERVATION SERVICES – Field Services Manager
A growing Property Preservation Company in South Florida is seeking an experienced professional with considerable real estate, maintenance, property preservation, or construction management experience to join us as a Field Services Manager (FSM). The Company deals with a high volume of residential, commercial, and land properties (REO, FHA, and Pre-Foreclosures) and needs a property preservation specialist to manage and train all of the company’s contractors in the field throughout the States of Florida & Georgia.
Our work entails handling a LARGE VOLUME of bank-owned and government assets and dealing with continuous property issues proactively in a very FAST-PACED environment. The day-to-day work entails meeting very strict deadlines, and being held accountable to deliver high-quality work products (reports, photos, work estimates, etc.) on a timely basis to our clients.
The FSM is directly responsible for contractor qualification, performance, and training. He/she would be responsible for qualifying and training new contractors to perform to the high standards set for all company departments (government & private) and to follow the progress of the contractor’s performance through a (3)-month probation period.
Contractor Qualification (30%):
·         Recruit and field questions from potential contractors
·         Process applications & qualify contractors
·         Verify all information submitted in the initial application for contractor approval.
o   Administer Criminal Background Check through our Approved Agency
o   Interview Principals & call (3) references submitted
o   Verify Certificate of Insurance
·         Determine contractor competencies
·         Recommends approved contractors to the respective team
 
Contractor Performance Management (20%):
·         Maintains contractor database
·         Follows up on contractor performance
·         Performs quality checks on contractor
·         Communicates with company team staff and contractor concerning performance issues
 
Contractor Field Training (50%):
·         Conduct extensive all-day field trainings throughout Florida and Georgia at least on a monthly basis
·         Give presentations to review and answer questions regarding PKMG guidelines, procedures, and all client requirements.
·         Performs on-site field training sessions to review quality checks on contractor
·         Communicates with contractors concerning performance issues
 
The qualified applicant MUST possess the following REQUIREMENTS:
·         At least 5 years experience in real estate, maintenance, construction, or property preservation fields- handling both commercial & residential preferred
·         At least 5 years experience as trade contractor and/or doing field services work (management experienced desirable)
·         Must have extensive knowledge of all property systems, incl. roofing, structural, plumbing, electrical, & HVAC
·         Must have knowledge of common property preservation tasks: i.e. lawn care, debris removal, lock changes, winterization, pool caging, window repair or boarding, roof repair, etc.
·         Willing and able to show contractors how to handle property issues to our guidelines and offer economical problem-solving techniques. Also, must show contractors how to resolve problems quickly before they escalate and how to identify/anticipate other problems before they arise
·         Must be physically capable of demonstrating all aspects of field services work required, i.e. getting on roofs, into attics or basements/crawlspaces, using power tools safely, demonstrating necessary tools, etc.
·         Highly capable of working successfully under minimal direction/supervision; a fast learner and self-starter.
·         Must be able to take direction and follow-through on tasks from beginning to end.
·         Excellent communication, presentation, multi-tasking, and organization skills
·         Intermediate computer proficiency in MS Word, Excel, Powerpoint, Adobe PDF software, & a digital camera
·         Minimum HS degree, BA/BS degree preferred
·         Spanish language skills are desirable, though not required
·         Dependability, positive attitude, and trustworthiness are also key
·         MUST be willing to travel at least on a monthly basis (A business vehicle will be provided; applicant must possess a valid driver’s license and passing driving record)
·         Must also accept and pass a criminal background screening
